Job purpose

 

Building Operations Manager is responsible for the overall management and coordination of the facilities at the FOC location to ensure a safe, comfortable and efficient living environment for employees and related personnel. This position requires excellent management skills, good cross-cultural communication skills and the ability to deal with emergencies to adapt to the complex working environment of the oilfield.

楼宇运营经理负责FOC所在地设施的全面管理和协调,确保员工及相关人员拥有安全、舒适、高效的居住环境。该职位要求具备优秀的管理能力、良好的跨文化沟通能力和处理突发事件的能力,以适应油田复杂的工作环境。

 

 

Duties and responsibilities

 

  • Building Operations Management
  • Daily Operations: Supervise and manage the daily operations of the facilities to ensure the smooth operation of various services.
  • Manage daily inspections, troubleshooting, and maintenance of critical systems (HVAC, electrical, plumbing, fire safety, housekeeping, etc).
  • Develop and execute annual/quarterly maintenance plans to extend equipment lifespan.
  • Supervise third-party party contractors and ensure compliance with service agreements.
  • Lead hazard investigations, accident response, and risk mitigation.
  • Ensure compliance with environmental, fire safety, and energy regulations (e.g., ISO 45001).
  • Conduct technical training to enhance skills and service awareness.
  • Use data analytics (BI tools, or Excel) to reduce costs and improve decision-making.
  • Develop contingency plans (power outages, leaks, disasters) and maintain 24/7 standby readiness.
  • Build emergency resource inventories (bedding, housekeeping chemicals, repair materials etc).

- 楼宇运营管理日常运营:监督和管理设施的日常运营,确保各项服务顺利运行。管理关键设备系统(暖通空调、电气、管道、消防、家政等)的日常检查、故障排除和维护。制定并执行年度/季度维护计划,以延长设备使用寿命。监督第三方承包商并确保遵守服务协议。组织危害源调查、事故响应和风险缓解。确保遵守环境、消防和能源法规(例如 ISO 45001)。开展技术培训,以提高技能和服务意识。使用数据分析(BI 工具或 Excel)降低成本并改善决策。制定应急计划(停电、泄漏、灾难)并保持 24/7 待命状态。建立应急资源清单(床上用品、客房化学品、修理材料等)。

Qualification

  • Bachelor’s in Mechanical/Electrical Engineering, Property Management, or related fields.
  • High-voltage electrician, fire safety operator, or property manager licenses. Preferred: Registered Construction Engineer.
  • Communication skills: Excellent oral and written communication skills, able to communicate effectively with employees and residents from different cultural backgrounds.
  • Problem solving: Strong analytical and problem-solving skills, able to make quick decisions under pressure.
  • MS Office Suite
  • Proficiency in AutoCAD, BIM, and smart building management systems (IBMS).
  • Analytical & Communication Skills: Ability to translate complex data into actionable insights via reports/PowerPoint.

Experience

  • 3–5+ years in large commercial/public building operations (e.g., offices, hospitals, malls).
  • 2+ years managing teams and cross-functional projects.

3-5 年以上大型商业/公共建筑运营经验(例如办公室、医院、商场)。2 年以上管理团队和跨职能项目的经验。

 

Language proficiency

  • Language: Fluent in English; A good knowledge of Arabic is preferred. 英语,阿拉伯语能力者优先
